On the northern bank of Dora Creek, opposite Percy Simpsons Kourumbung grant, lay another large portion of 1500 acres which was promised in 1829 to Patrick F. Campbell of Maitland. It was this property which was purchased over half a century later by the Seventh day Adventists for the establishment of the Avondale College. At no time did Campbell reside on his grant, and it appears to have lain undeveloped during the 1830s
